Buying and Selling Residential Park Homes
We hope these few hints and guidelines will help point you in the right direction when buying or selling your own new or used Park Home. Please be aware these are simply our own views and although the process of buying and selling a Park Home is generally much more straightforward than with traditional "bricks and mortar" transactions, and does not need the input of a solicitor, you should always seek qualified expert advice in any property transaction unless you are absolutely sure of what you are doing.
For more information and guidance you will find the booklet "Mobile Homes - A Guide for Residents & Site Owners" (pub. Department of Communities and Local Government) extremely useful. Among other things it details the legal responsibilities you will be bound by as well as those of the Park owner. Download a PDF copy by clicking here or on the link to the right of this page, or by visiting the Department of Communities and Local Government web page.
Buying a Park Home
- Firstly - do your research when choosing a residential park in which to live. Visit the park at different times of day (and night if possible). If you can, talk to current residents to canvas their opinions on the park. Use our Residential Park Finder options at the left of this screen to help you in your search for the ideal park.
- Visit the websites of the industry's Trade Associations to see whether the Park owner is a member of either of them. Members of these Trade Associations are bound by the terms of the Park Homes Charter. The website links are given below:
- Check that the Park' Site License allows for 12 month residential occupancy of properties on the site and not just for holiday residence.
When you have chosen your park and are ready to proceed, you have two options.
- Purchase a home that is already sited on a park.
- Order a home direct form a manufacturer to your own specification. You will need to discuss this option with the Park Owner and the relevant manufacturer to ensure all parties are in agreement with what is proposed. Click here for more about Park Home manufacturers and the homes they have to offer.
Selling a Park Home
There are three ways to sell your Park Home:
- Privately
- Through the Park Owner - he/she may already have prospective buyers ready and waiting
- Through an Estate Agent
There are a number of legal issues and consents that need to be borne in mind between vendors, potential buyers and Park owners when it comes to selling your Park Home and again these are outlined in the "Mobile Homes - A Guide for Residents & Site Owners" discussed above.
